Four Fast Steps To Speeding Up Mold Remediation

10/17/2019 (Permalink)

macro view of black mold Dehumidifying is important to stifling the growth of black mold.

Black mold can be disastrous for a business or property owner. The effects of this kind of mold can last long after the moisture problem has been contained; the mold must also be removed entirely from the space to avoid recurrence. Fortunately, there are a few things you can do to limit the amount of mold cleanup you’ll have to do.

1. Locate and remove the source of the moisture causing the problem. Water travels quickly, and into the smallest of spaces. Every moment that additional water floods into your home is additional mold remediation that may have to be done. Finding and eliminating the source is vital to a quick cleanup.

2. Contain the area as quickly as possible to avoid further contamination of the property. By shutting off the air conditioning system, putting plastic over doorways, and ridding the building of all standing water, you’ll quickly and decisively minimize the square footage of space you’ll have to decontaminate. That can save you both time and money.

3. Dehumidifying is important to stifling the growth of black mold. You can undertake that yourself, or contact a qualified contractor in Whittier, CA to handle it for you. If you opt to manage it on your own, be sure that you leave the dehumidifier in place for the proper amount of time to attain the full benefit. Too much drying out can lead to damage to the constituent materials, but too little can lead to mold.

4. Dry out, repair, and replace the damaged items as required. While some portions of your property and some belongings can be easily dried out and reused, others will require replacement. Knowing ahead of time what can be saved and what cannot may keep you from wasting time on things that will need to be thrown out.

Cleaning up and repairing your property after a flood can be a costly, time-consuming process. However, a few small steps can make a big difference in the time and money you spend to right your space and eliminate black mold. To help ensure a timely and efficient water cleanup, you may want to consider consulting a professional restoration service. To safeguard your facility’s integrity, the team you hire should complete four key steps during the process.

2. Remove Saturated Items

Any standing or pooled liquid should be promptly drained from the premise. It’s also essential to remove every saturated item from your building. This includes office equipment, upholstered furnishings and carpets.

Water can also seep behind walls and soak insulation. For this reason, you should also remove and discard wet drywall.

Water damage can result in substantial mold growth. To help reduce this risk, it’s important to thoroughly dry the affected area as quickly as possible. Your water cleanup team may open windows and employ fans and dehumidifiers to expediate the process.

4. Verify Absence of Moisture

Depending on the severity of flooding, it may take several days before the site is dry. Because mold is adept at growing within hidden areas, it’s critical to verify the absence of moisture before replacing destroyed flooring and drywall. 3 Facts About Fire Damage at a Rental Property

Fire damage in West Whittier, CA

3 Facts About Fire Damage at a Rental Property

Rental property owners and tenants may be unsure about the limits of their responsibilities for fire damage. Here are three helpful facts about liability and insurance coverage in the event of an apartment fire in West Whittier, CA.

1. Property Owners Are Responsible For Structural Damage

A landlord is responsible for covering damage caused by fire to the property itself. This includes building materials, systems, and provided contents, such as carpeting. A homeowners insurance policy should cover the cost of cleaning, restoring, or replacing damaged materials and items.

2. Tenants Are Responsible For Their Contents

Tenants are responsible for restoring or replacing their own possessions following an apartment fire. These contents may include clothing, furniture, electronic devices, and personal effects. This is likely to be the case regardless of the cause of a fire. Renters insurance can help to offset costs that accrue due to a fire at a rented residence. Tenants should make sure that that the policy they choose will cover replacement costs and not actual value with depreciation.

3. Renters Insurance Can Cover Additional Costs

Renters insurance policies may also provide a limited amount of liability coverage for negligence as well as injuries or property damage suffered by third parties. These policies may also help to offset a variety of expenses associated with loss of a use of a residence, such as additional living costs or the cost of temporary relocation for the duration of the mitigation and restoration process.

After an apartment fire has been extinguished, renters should document damage to contents and make a list of items in need of restoration, repair, or replacement. Try to locate proof of purchase if possible. Property owners should also document structural damage to support a separate homeowners insurance claim. Renters and landlords can both benefit from the expertise of a fire damage cleanup and restoration company in West Whittier, CA.

How To Maintain a Commercial Roof

Have your maintenance supervisor trim overhanging trees

Commercial building owners or maintenance supervisors should schedule inspections and perform upkeep. The maintenance required may vary depending on the type of roof on a structure in West Whittier,CA. Cleaning and repairing a roof can prolong its life and resolve wear or wind damage before a roof leak causes a major problem.

Schedule Regular Inspections

Inspections should take place at least twice a year, ideally in the spring and fall. This can help owners and maintenance supervisors ensure that winter weather or summer storms have not damaged the roof. Each inspection should involve looking for defects while checking the condition of

  • Drainage systems
  • Flashing
  • Penetrations
  • Edges
  • Expansion joints
  • Parapets
  • Seams
  • Sealing around vents and equipment
  • Surface area
  • Terminations
  • Wear

Unless the owner or maintenance supervisor has experience working on roofing, these inspections should be performed by qualified professionals. A roofing expert that specializes in the style of roof on a commercial property may be better able to point out when repairs are necessary.

Follow a Maintenance Plan

In addition to inspections, a building owner or maintenance supervisor can also take measures to maintain the condition of a roof and prevent a roof leak. On a regular basis, a property owner or maintenance supervisor should

  • Check for signs of storm or wind damage
  • Clean drainage systems
  • Eliminate standing water on flat roofs
  • Fix lifted seams
  • Have overhanging trees trimmed
  • Reattach or replace flashing
  • Tighten or replace mechanical fasteners

All of these measures may prevent a leak, limit the extent of repairs, and prolong the life of a roof.

Work with a roofing company or have an owner or maintenance supervisor perform regular maintenance or inspections. Be sure to call a roofer or perform repairs as soon as any signs of damage become apparent. If a roof leak leads to interior water damage, contact a commercial damage restoration service in West Whittier,CA.

How To Minimize Business Loss Post-Flood

Flood damage in Whittier, CA

As a business owner, flooding can mean extensive loss, and not just in the property department. While dealing with actual damages can be stressful, it is the damages that cannot fully be calculated that are worrisome. Such damages are typically caused by business interruption. Whether your water issues were caused by a broken pipe, burst supply line, sewage backup or natural flood, you want to have the proper coverage in place. One such type of coverage is business interruption coverage. Here are just three benefits of investing in this type of policy:

  • It compensates you for lost income accrued as a result of having to vacate the premises.
  • It covers the money you would have earned based on past financial records.
  • It covers operating expenses that continue even though business operations have come to a halt.

In short, business operation insurance ensures that you still make money even if flooding has forced you to put all business operations on hold. When dealing with large water damage, this type of coverage can keep your business in the black and help it get back up and running once the damage has been remediated by a Whittier, CA, water damage restoration team.

Extra Expense Insurance

Some business owners opt to invest in a rider policy, called extra expense insurance. This type of coverage reimburses companies for reasonable sums of money they spend, beyond normal operating costs, to prevent the business from shutting down during the restoration period. Typically, compensation will only be disbursed if the extra money helps to decrease the costs of business interruption. In many cases, extra expense coverage is sufficient and negates the need for a business interruption policy. It is also preferable to business interruption insurance, as it allows businesses to keep operating and therefore, keep customers happy.

Flooding can be a costly peril for most businesses, as not only does it often result in costly property damage, but also, it often results in business interruption. You can reduce the costs associated with such a hazard by investing in business interruption and extra expense insurance.

What steps should you take if you've got a flooded furnace?

1. Ensure employee safety. Water-damaged electronics pose significant hazards. If your furnace is powered by electricity or gas, don't attempt to turn it on. Remove yourself and employees until a professional determines that the area is safe.

3. Assess the need for replacement. Some furnaces may have to be replaced due to irreversible repairs and an unsafe situation. If a professional has assessed your furnace and recommended replacement, take steps to complete this action as quickly as possible.
4. Schedule an air duct cleaning. The CDC recommends that all contaminated insulation and filters be removed from the HVAC system. It is also necessary to disinfect all component surfaces and to follow the disinfecting process with a clean water rinse. It may be necessary to upgrade components of the filtration system to ensure the health of your clients and employees.
